Further to the Gas Safety (Installation and Use) Regulations 1998, Landlords Gas Safety Certificates are a legal requirement for any person(s) who rent out domestic property containing a gas appliance. This could be a water heater, central heating boiler or hob/cooker and gas fires etc.
The gas safety certificate confirms that the appliance(s) is safe to use and a copy of this record should be given to the tenant.
A check and certification has to be carried out annually by law and failure to do so can result in fines or imprisonment for the landlord should a serious life threatening incident occur to a tenant. For more information about landlord’s responsibility for gas safety.
